North Fulton\South Forsyth Market Update

If you’ve been watching the market lately, you’ve probably noticed it feels a little different.

Homes are still selling. Buyers are still active. But the pace has shifted—and strategy matters more than it has in years.

We’re starting to see a more balanced market across North Fulton and South Forsyth.

Inventory has picked up slightly, and with rates still in the mid-6% range, buyers are being more thoughtful with their decisions.

That means:

  • Homes aren’t selling instantly across the board

  • Buyers are more selective

  • Pricing and presentation matter more than ever

The homes that are positioned well are still doing great. The ones that aren’t… are sitting for much longer.

Today’s buyers are much more focused on overall cost—and that’s changing what they’re looking for.

Move-in ready homes are getting the most attention, especially those with:

  • Updated kitchens and bathrooms

  • Neutral, clean finishes

  • Minimal immediate work needed

Homes that need updates can still sell, but they need to be priced accordingly.

Location has always mattered, but now it’s more about lifestyle.

Homes near areas like Avalon, Downtown Alpharetta, and Halcyon continue to stand out because buyers want walkability, dining, and convenience to GA-400.

Prices Are Stabilizing. Home values in this area remain strong.

We’re no longer seeing the rapid jumps from a few years ago, but prices aren’t dropping they’re leveling out into more steady, sustainable growth.

Well-priced homes in desirable neighborhoods are still performing very well.

What This Means for Sellers

You get one chance to make a first impression.

  • Price it right from the start

  • Prepare the home properly

  • Don’t rely on “testing the market”

When everything is done well, homes are still selling quickly—and in some cases, with multiple offers.

What This Means for Buyers

This is a more manageable market than we’ve seen in a while.

Buyers have:

  • More options

  • Slightly more negotiating room

  • Less pressure than peak frenzy years

That said, the best homes still move fast—so being prepared is key.

The market hasn’t slowed—it’s just become more strategic.

Whether you’re buying or selling, success right now comes down to understanding how to position yourself in today’s market.

If you’re curious how this applies to your specific home or situation, I’m always happy to talk it through—no pressure, just good information so you can make the best decision for you.
