Big changes are coming to the heart of Roswell! The city has officially approved plans for a major redevelopment project that promises to transform downtown into an even more vibrant, walkable destination.
The project — now named Hillrose Market — will rise across from City Hall on Hill Street, spanning seven acres that once included the old Roswell Police Department headquarters. This ambitious development has been years in the making and is being called one of Roswell’s most significant downtown projects in decades.
The City of Roswell is partnering with Atlantic Companies through the Downtown Development Authority to bring this vision to life. With plans, elevations, and landscape designs now approved, the city is preparing to close on the properties and begin site work as early as the end of this year.
So, what’s in store for Hillrose Market?The development, designed by ASD | SKY, will include:
A six-building retail village with 75,000 square feet of shops and restaurants
A new office building with visibility from Atlanta Street
An adaptive reuse of the former police headquarters into a mixed-use space with retail and offices
143 luxury rental flats with resort-style amenities
16 upscale brownstone homes for sale
A trail connection linking directly to the Canton Street Historic District
City leaders describe Hillrose Market as a “once-in-a-generation opportunity” to reimagine downtown Roswell. Mayor Kurt Wilson called it “intentional economic development,” turning underutilized public land into a thriving destination that will serve residents for decades to come.
Beyond revitalizing the area, the project is expected to deliver a big economic boost: nearly 550 construction jobs, 273 permanent positions, and an estimated $802,000 in annual sales revenue. Within a quarter mile, the city’s tax digest could increase by $55.6 million.
Partners involved include The Providence Group (brownstones), Westbridge (commercial consulting), New South Construction Company (general contractor), Kimley Horn (engineering), and Crosby Design Group (interior design).
If all goes according to schedule, site work and demolition will begin later this year, with the first buildings opening by late 2027.
Hillrose Market marks another exciting step in Roswell’s mission to create a more connected, community-focused downtown — one that blends history, local business, and modern living in a walkable, welcoming way.
