Brookside Reimagined: Alpharetta Approves Major Mixed-Use Redevelopment Near Avalon

Alpharetta is set to transform part of the underused Brookside office campus into a vibrant mixed-use village. On April 28, the Alpharetta City Council unanimously approved zoning changes and variances allowing Portman Holdings, an Atlanta-based developer, to move forward with a large-scale residential and retail redevelopment.
What’s Coming:
The plan includes:
Hundreds of apartments
Dozens of for-sale townhomes
Up to 60,000 sq. ft. of retail
Nearly 14 acres of green and open space
A new connection to the Big Creek Greenway, built by Portman
The project covers 20 acres at 3625 Brookside Parkway, adjacent to Georgia State University’s Alpharetta campus.
One of two existing office buildings on the site—largely vacant since the pandemic—will be demolished; the other will be repurposed.
Construction is planned to start in 2026 and will roll out in two phases.
Why It Matters:
The Brookside area has long been identified in Alpharetta’s Comprehensive Plan as a priority for redevelopment.
A 2022 city study specifically recommended transforming this outdated office park into a walkable, mixed-use district.
Councilmember Doug DeRito said the area is in "desperate need for revitalization."
Other Features:
The development will include a shared parking garage for residents, office workers, and retail visitors.
Due to council concerns about parking, at least 15 on-street spaces must be added near the townhomes.
Some surface-level parking will serve retail customers, though developers admit it may not meet peak demand.
Portman’s project will also tie into broader city plans to improve Brookside Parkway with multi-use paths and widened sidewalks.
The city's support came with 40+ conditions, including design, traffic, and infrastructure-related requirements.
Ties to Nearby Development:
This project complements a nearby plan by Providence Group of Georgia to build 160 townhomes along Brookside Parkway, approved in November 2024.
Developer’s Vision:
Portman sees the site’s proximity to the Big Creek Greenway as a key asset and aims to create a modern, livable village close to Avalon, job centers, and transit. Senior VP Mike Greene said Portman is “grateful” for the city’s trust in moving forward with the project.
